Project Overview

Located along the Delaware River, 501 N. Front Street is a seven-story, new-construction multifamily development designed within the context of one of Philadelphia’s historic industrial districts. Situated on a floodplain site and surrounded by large-scale historic industrial buildings, the project draws from the neighborhood’s manufacturing heritage through tall factory-style windows, a strong structural rhythm, brick detailing at the pedestrian level, and a restrained industrial material palette. A two-story cast-in-place concrete podium supports wood-frame residential construction above, allowing the building to respond efficiently to both the site conditions and the scale of the development.

At street level, integrated parking and the residential lobby are incorporated into the podium while maintaining an active and carefully detailed frontage. Above, large windows bring natural light into the residences, while private balconies create depth and variation across the façade. The uppermost level is visually differentiated to break down the building’s mass and create a contemporary interpretation of the cornice lines and vertical proportions found in the neighboring historic structures.

The building incorporates a green roof as part of its stormwater management strategy, addressing the technical challenges of developing along the Delaware River while adding sustainable infrastructure to the project. A seventh-floor roof deck provides residents with shared outdoor amenity space and views across the surrounding neighborhood and waterfront. Together, the project combines resilient urban development, contemporary multifamily living, and an architectural language rooted in the industrial history of the site.
