A first-of-its-kind project, currently sitting as a vacant lot near the junction of Port Richmond and Harrowgate in Philadelphia, the client aims to create an affordable housing project done exclusively through private funding.
The surrounding neighborhood consists of a mix of low-density residential districts mixed with older industrial warehouse buildings (only a few of which remain in operation, while most sit vacantly or have been developed into higher-density residential developments). The design for this project has always considered the rich industrial history that fills this neighborhood.
The interior of the project is designed with 71 residential dwelling units, with a mix of 1, 2, and 3 bedrooms to accommodate potential tenants in need of affordable housing that have different housing requirements. The ground floor features a large lobby/lounge space and a fitness center, as well as 62 parking spaces, well above the minimum required by the zoning code.
The exterior design directly relates to the industrial warehouse-style architecture that is prominent in the area. Careful use of material transitions and masonry details, the façade is broken down from a larger warehouse scale into a fine-tuned residential scale.
The property is still zoned for industrial use, however, the surrounding community and Civic Design Review have given positive feedback, and the Zoning Board has granted the variances needed to allow the project to come to fruition.
The next step for Designblendz is to prepare a building permit submission consisting of detailed construction drawings and coordination with various consulting engineers to make sure that every part of the design is thoughtfully considered and prepared for construction.
