Smart home technology has come a long way over the years! So much so that is now an important element of home staging! Learn more about smart home staging here!

For most realtors and developers, the concept of staging a home is nothing new. Not only is it an everyday practice of exceptional importance, it's a tried, tested and proven way to attract potential buyers.

But, we're living in the era of unprecedented technological advances. And, for real estate, there's a new show in town.

Home staging is an art in and of itself. And, as we move through 2017, smart home staging is what homebuyers will want to see.

Though still in its infancy, smart home staging is all set to become the latest, greatest, concept in real estate over the next few years. And, it's coming to a house near you.

Not sure what smart home staging actually is? Wondering why it's set to take off?

Don't worry. We've got you covered.

In this article, we're sharing the full scoop.

Let's dive right in.

Smart Home Staging: The Staging Homebuyers Want To See

What Exactly is Smart Home Staging?

Most people are familiar with the concept of staging a home prior to sale. Add a lick of paint here or a new piece of furniture there, and bravo, upgrade complete.

Job expertly done!

But, wait! Not so fast.

Home staging has been given its own makeover in recent times, and it's one of the twenty-first-century kind.

There's little doubt that technology has revolutionized the modern world. In the home, in the business, it makes things so much faster. In the real estate world, it can even help us sell more homes

Today, many of us crave the latest technology. We want the hottest, smartest gadgets as soon as they appear in the market.

We lead smart lives. We are constantly engaging with our smartphones

Little wonder, then, that we want to live in smart homes.

Smart home staging is all about speaking to that need.

And, whether we're staging those homes virtually or otherwise, potential buyers want to see the whole smart package.

From smart temperature control and smart appliances to smart security, and smart entertainment, home buyers want to see it all.

And, if you are not willing to provide them with that vision, you can be sure that somewhere down the road, somebody else will.

2017 is predicted to be the year of the smart home.

And while people from all walks of life, at every stage in life, are constantly in the market for a new home, one of the largest demographics of potential homebuyers in the market today is millennials.

In the coming years, a giant wave of millennial house buying is predicted.

Millennials who grew up during a golden era of technology.

Millennials who spend eighteen hours a day consuming media on smart devices.

Millennials who don't just desire smart technology, but who expect it.

Smart home staging isn't merely an option with this demographic, it's a necessity.

People Will Pay More

Anecdotal reports and homebuyer surveys all point to one thing: people are willing to pay more for smart homes.

Two recent studies prove instructive here:

  1. In a Coldwell Banker Real Estate survey, of the 1,2500 participants, 71% of buyers stated that they wanted a "move-in ready" home. 54% of those said that if they had to choose between two houses that were otherwise identical, the one with the smart technology would come out on top. Meanwhile, 59% of parents with children would opt for the smart home.
  2. In a John Burns Real Estate Consulting survey of 22,000 home shoppers, it was found that well over half of buyers questioned would be willing to pay a lot more for a smart home.

The Importance of Smart Home Staging

If smart home technology is the future for many home buyers, smart home staging is the future of selling a home.

Though it may be a new concept, it's about to take home buying by storm.

Make sure that you don't get left behind.
